Shop drawing review, clarifications of the construction documents, and field observations are keys to a successful experience during the construction phase. We keep an accurate log of submittals, change proposals and Requests for Information (RFI's) throughout the job. We coordinate our jobsite visits to coincide with the contractor's regularly scheduled subcontractor meetings, as well as with the start of new trades on the job. We ask the contractor to develop their schedule early in the project, reflecting the submittals review process, so that we can monitor progress vis-à-vis the work plan. An incomplete schedule is usually an indication that the contractor is not fully in control of the project. In addition to the full project schedule, we find that a two-week "look ahead" schedule is helpful to determine exactly what is going on at the jobsite between our visits. Independent testing labs play a key role during the project by monitoring the quality of concrete, steel placement, welder's certifications, pier drilling, and other aspects of construction.
